Wood Buffalo, Fort McMurray

Wood Buffalo fits buyers who want a quieter street on the west edge of Thickwood, with trees, a ravine, and some bigger lots, and still want Thickwood shops and schools close.

Wood Buffalo is a neighbourhood at the west end of the Thickwood area, north of the Athabasca River. The first stage was laid out as acreage style lots, and later stages have smaller lots. So two homes here can sit on very different land. Ask the lot size and the build year on every listing.

About Wood Buffalo

Where it sits

The region's area plan puts Wood Buffalo Estates at the west end of Fort McMurray's urban area. Thickwood Boulevard runs along the north side and Real Martin Drive along the northwest and southwest. Older Thickwood streets, schools, and parks sit to the east.

A ravine through the middle

The area plan says the Conn Creek ravine splits the land into two parts. The plan treats the ravine as a natural space for the whole subdivision, and the lots were laid out to face the open space where they could.

Lot sizes change by stage

In the area plan, Stage I is 35 acreage style lots that average about three quarters of an acre. Stage II is 127 smaller single family lots. Stage III mixes single family lots with land set aside for multi family homes. Check the lot on the land title, not just the listing.

Know your way out

Wood Buffalo Estates is on the map in the region's Thickwood emergency plan. That plan sends Thickwood traffic to Thickwood Boulevard and then Highway 63, with a backup route on Confederation Way. Top hazards are wildfire, a major pipeline release, and a dangerous goods release. Read it before you need it.
