Abasand decision page
Abasand can work when value leads and yard is flexible.
Abasand was hit hard in the 2016 fire, and rebuilding started that fall. So the age of a home can change from one lot to the next. Ask the build year on every listing.

Ask the build year first. Then ask what was rebuilt or replaced, and when.
Yard size is the trade off here. If a big yard is a must, walk it before you decide.
Ask about the garage street by street. A pad is not a garage.
Will pulls live Abasand solds before you talk price. No borrowing numbers from another neighbourhood.

Abasand is short for Athabasca Sands. It comes from Abasand Oils, an early oil sands plant on the Horse River. A fire ended that plant for good in 1945. City lists call the neighbourhood Abasand Heights. Most of us just say Abasand.
Abasand, Beacon Hill, and Waterways took the heaviest damage in the 2016 wildfire. In September 2016 the region cleared the way to rebuild in Abasand and Beacon Hill. That is why you see newer builds here beside homes that made it through.
École Boréale, a French language school, is at 312 Abasand Drive. Check with the school board for grades and boundaries before you buy.
The region's 2021 emergency plan for Abasand sends traffic down Abasand Drive to Highway 63. The backup route runs Abasand Drive or Abbottswood Drive to Grayling Terrace Trail, then Highway 63. That trail is gated and is right turn only onto the highway. After 2016 the region built this kind of emergency road so Abasand had a second way out.
The same plan sends buses down Route 7 if the area has to leave. It counts about 181 people who would need a ride, which it says is about 10 percent of Abasand. If you do not drive, go to any stop on that route.
Beacon Hill sits across Highway 63 on the south side and has a lot of the same rebuild story. Grayling Terrace and Waterways are below the hill. If Abasand is close but not quite right, look at Beacon Hill next.
