Buying your first home in Fort McMurray

Start with three things: how much you need down, which programs can help, and what you will pay every month. Will goes through all three with you before you see a single house.

Will is ranked #1 on the Rate My Agent list of buyer's agents in Fort McMurray, checked October 29, 2026.

No pressure. Ask your questions first and decide later.

How much down

Up to $500,000, the minimum is 5%. On a $400,000 home that is $20,000.

From $500,000 to $1.5 million, it is 5% of the first $500,000 plus 10% of the rest.

Under 20% down, you also pay for mortgage loan insurance. Your lender sets that up.

Programs that help

FHSA: save tax free for your first home. $8,000 of room the year you open it.

Home Buyers' Plan: take up to $60,000 out of your RRSP for the home.

30 year mortgage: first time buyers with less than 20% down can spread it over up to 30 years.

Your bank or a mortgage broker can tell you which ones fit you.

Cash to close and the monthly cost

Your down payment is not the only cheque. Add the lawyer and the land title fee. Alberta has no land transfer tax.

Then look at the monthly cost: mortgage, heat and power, and insurance.

How it goes with Will

  1. Talk to a lender and get pre approved, so you know your number.
  2. Sit down with Will. He runs the cash to close and the monthly cost on the homes you like.
  3. Pick two or three neighbourhoods. Thickwood, Timberlea, and Gregoire are good places to start comparing.
  4. Walk the homes. Will tells you if a list price is a sale or a wish.
  5. Write the offer with the conditions that protect you, like financing and inspection.

From a first time buyer

“Working with Will for the purchase of our house was one of the greatest gifts. We were first time buyers and had no experience with how to navigate things or what to look out for in the properties, Will was extremely supportive and most importantly patient until we found what fit our family needs. He also supported us through the negotiations. He's a realtor I would pick or recommend any day. Grateful for him being a part of that process with us.”

What is an FHSA?

A First Home Savings Account. It lets first time buyers save for a home tax free, up to set limits. You get $8,000 of room the year you open one, and what you put in is usually tax deductible. You can use it and the Home Buyers' Plan on the same home.

Can first time buyers get a 30 year mortgage?

Yes, on an insured mortgage. Since December 15, 2024, first time buyers who put down less than 20% can spread the mortgage over up to 30 years. That lowers the monthly payment, but you pay more interest overall.

Is there a land transfer tax in Alberta?

No. Alberta charges a land title fee and a mortgage registration fee instead. Your lawyer pays them at closing and adds them to your statement.
